This Limited Warranty describes the coverage BSP1 Plumbing provides on the labor we perform and the new parts we supply and install. Please read it carefully. By accepting our services, the customer agrees to the terms below.
1. Warranty Periods
- One (1) Year — workmanship and the new part on major installations: water heaters, re-piping, and shower valves; and on new construction (residential and commercial) and commercial remodels.
- Ninety (90) Days — all other installed parts and repairs, including (but not limited to) toilets, hose bibbs, bathroom and kitchen sink faucets, angle stops, and leak repairs.
- Fifteen (15) Days — caulking and silicone work (toilets, sinks, showers, trims, and indoor or outdoor hose bibbs). Caulk, silicone, and grout are part of normal maintenance and become the homeowner’s responsibility after this period.
2. What Is Covered
This warranty covers defects in BSP1 Plumbing’s workmanship and in the new parts we supply and install, as well as new or newly repaired pipe in connection with leak repairs we perform, for the applicable period above measured from the date the work is completed.
3. What Is Not Covered
- Existing materials, fixtures, or piping not supplied and installed new by BSP1 Plumbing. Coverage applies only to the new part installed, new or repaired pipe, and the workmanship of the specific repair performed.
- Normal wear and tear.
- Work altered or touched by others. If our work is adjusted, repaired, or worked on by anyone other than BSP1 Plumbing — including any emergency or quick fix by another party — the warranty on that work is void.
- Customer-supplied items. We do not warranty parts, fixtures, or water heaters supplied by the customer. If a customer-supplied item arrives defective, is damaged, or breaks during installation due to its own defect, BSP1 Plumbing is not responsible; the owner pays for the replacement and our labor. When we supply the item, we stand behind it under the terms of this warranty.
- Drain cleaning has no warranty. When we clean a drain and the customer declines or chooses not to purchase a camera inspection, BSP1 Plumbing is not responsible for anything that happens afterward, including a clog or overflow the same day. With a camera inspection, our assurance is limited to showing that the line is clear at that time; a future clog caused by improper use of the customer’s pipes is not our responsibility.
- Water and property damage. The homeowner is responsible, from the start of any service, for knowing the location of the main water meter or shutoff and for shutting off the water (partially or completely) to prevent or limit damage. Not knowing where the shutoff is located does not make BSP1 Plumbing liable for resulting water damage. Water damage is sensitive and may appear as stains on walls or floors, temperature changes, or noises. Our net responsibility is to repair the plumbing defect, and our total liability shall not exceed the amount charged for our service.
- Access and moving of items. To reach a work area we may need to move appliances (dishwasher, refrigerator, stove) or carry equipment such as water heaters up or down stairs, through the garage, or across the driveway or pavers. BSP1 Plumbing is not responsible for damage to floors, walls, or surfaces, nor for holes or concrete in re-piping work. Removing an old water heater that has sediment or is corroded on the bottom may release rust or sediment; cleanup of this is not included.
- Derived or consequential work. When we repair a main line or an outdoor leak, soil or debris can enter the line and may reach interior components such as filters or cartridges. Any work that follows as an obvious consequence of the repaired condition — including its diagnosis and repair — is additional work, billed separately, and is outside the original quote.
- Damage caused by misuse, neglect, freezing, water quality or mineral buildup, or acts of God.
- Consequential or incidental damages, to the fullest extent permitted by Florida law.
4. How to Make a Claim
To request warranty service, contact us at (321) 732-5615 or info@bsp1plumbing.com with your service date and a description of the issue. Warranty service is scheduled within 24 to 48 hours maximum. Service requires reasonable access to the work area and may require an inspection. This warranty is non-transferable and applies to the original customer at the original service address.
5. Governing Law
This Limited Warranty is governed by the laws of the State of Florida. Nothing in this warranty waives any rights the customer may have under Florida’s construction defect notice procedures (Fla. Stat. Ch. 558) or other applicable law.
